Owings is northern Calvert County, on the MD-2/4 corridor before the road reaches Prince Frederick. It is smaller than the county seat and more rural than Dunkirk. The lots people call about are old field edges and wooded house sites along Mt. Harmony Road and Lower Marlboro Road, not a downtown.
The growth is what reclaims a Calvert field when it is left alone for a few seasons: multiflora rose, cedar, sweetgum saplings, and honeysuckle over what used to be open ground. Forestry mulching grinds that in place. The chip layer stays, which matters on these soils because the upland is a clay-loam that crusts and washes when it is left bare, and the ravines below it carry that wash toward the Bay or the Patuxent.
The peninsula is narrow here. A parcel can be flat along the highway and then drop hard. That drop is not a place to send a machine because the map looks like one field. Wet weather closes the ravines first. Access off MD-2/4 is easy until the driveway, which on the older places is a single lane between fences.
A house pad or a septic area that has to be open soil is lot and land clearing, including the perc access the health department needs kept from being compacted. Selective opening of the field is forestry mulching. Prince Frederick is south on the same highway and has its own page.
